<p>When the city of Austin renovated the Congress Street Bridge in the 80s they unwittingly created the single most popular urban batcave in the country. The bridge is now home to over 1.5 million Mexican Free Tail bats at the peak of the season. The colony also ropes an additional 10 million dollars every year for Austin&#8217;s burgeoning tourist industry. Though the bats were once maligned after more than two decades environmental groups farmers tourists local business owners and even real estate developers are all showing an overwhelming interest in making their furry flying friends feel at home in Austin.</p>
<p>THE NIGHTLY FLIGHT</p>
<p>Every summer night hundreds of people witness one of the most spectacular wildlife displays in any major urban center. Rising like a black cloud of birds at sunset the colony of mother bats and their pups take off over Ladybird Lake Town Lake and into Texas hill country in search of food. This is great news for farmers as the bats consume about 15 tons of insects and crop pests in a single night. It&#8217;s also great news for the city and local businesses as the bat show continues to draw attention from tourists around the world. Popular boat tours and a city sponsored festival are other signs that Austin is eager to roll out the red carpet for the free tails. <p>There has been lots of attention to home selling strategies in the media recently but even with this plethora of information many sellers often make mistakes when preparing their home for viewing. The biggest mistake is not preparing! There are lots of little tips that can help ranging from virtually free to more expensive. But making a small effort prior to showing your home can mean a big payoff a sale.</p>
<p>Smell is essential! Ban smoking from your house the moment you decide to sell it. Track down any funky odors and get rid of them! Change pet litter use a carpet deodorizer and air out rooms the day before your showing. On the day of your showing you may choose to light scented candles or oils but be careful: many people are disturbed by synthetic fragrance. You should also be cautious with air fresheners. A better choice is boiling a pot of cinnamon sticks on the stove or baking a plate of chocolate chip cookies. Not only will the scent appeal to buyers it will really help your house feel like a home.</p>
<p>Heat is also important you want your home to give a warm impression both physically and mentally but dont over do it. Err on the other side of stuffy.</p>
<p>Remove clutter be ruthless! You want potential viewers to imagine themselves in your house. Free up space so that the home feels light and airy; put away most of your personal mementos and photos. <p>In 1837 the <a rel="nofollow" href="http://www.barossaonline.com/"><strong>Barossa Valley</strong></a> was named by South Australia&#8217;s first Surveyor General <strong>Colonel William Light</strong>. The area&#8217;s name comes from a location with the same name in Spain. Barossa was first settled in 1842 by German and English settlers. The largest group was German as they had just escaped religious persecution and within months the area had become full of German culture that has stayed right up to today and which is sure to remain into the future.</p>
<p>Settlements were established in Bethany in 1842 and followed closely by Angaston Krondorf Ebenezer Penrice Light Pass Langmeil. Langmeil being settled in 1843 by German Lutherans with Pastor Kavel more settlements began and Lutheran Church spires rose all over the region.</p>
<p>Settlers in the Barossa Valley were considered to be hard working people immigrants with real value to the area and South Australia. English Irish and Scottish also settled in the area and attended Catholic Anglican and Methodist churches.</p>
<p>Germans were the most dominant culture to set up in the valley. They were strong in festivals customs religion songs food houses and language with some elderly people still speaking German today. For over 100 years Germans have continued to uphold their culture in the region of <a rel="nofollow" href="http://www.oldtelegraphstation.com/"><strong>Barossa Valley</strong></a>.</p>
<p>Living standards were difficult for the early settlers with tents commonplace and dug outs and huts made of wattle and daub. With the hard work and prosperity of the area settlers soon built quarry dug stone and built homes with thick walls to keep cool and last the test of time. <p>Should I buy or should I rent? This is a perennial question for those who want to move into a new home. While many people answer this question with broad generalizations not backed up by actual facts and figures; the best way to determine whether you should buy or rent a home is to compare all the costs factors and figures involved. Let&#8217;s take a detailed look at the question comparing rental costs mortgage payments increases in home values and other factors which determine whether a person who buys a home gets a better deal than someone who just rents.</p>
<p>As an example let&#8217;s compare renting to buying a 250000 home with 5 12500 down payment. Purchasing this property in Toronto would require about 6000 closing costs and an approximate total of 2000 per month which includes mortgage payments 1460 property tax 150 and maintenance fees 390. The rent on the same property is about 1500 per month therefore it would seem like it is easier to just rent the home instead of purchasing and to invest the 500 extra monthly payment down payment and the closing costs.</p>
<p>The total investment growth from renting could be approximately 7115 after 5 years. This was calculated by growing the monthly savings from renting 500.00 plus the down payment of 12500 and closing costs of 6000 at a standard aftertax rate of 4 per annum. Indeed after five years a person who rents could retain 55615.</p>
<p>Now what about the position of the person who buys a 250000 home with 5 down payment? After deducting the down payment 12500 and adding the mortgage insurance 6531 to the purchase price the buyer takes a 25 year mortgage at 5.3 in the amount of 244031. What would be his or her situation after selling his home at the end of the five year term? If there was an estimated increase in property value of 5 per year after five years the 250000 home would be worth 319070. By subtracting the approximate selling costs 20000 and the mortgage balance at the end of the five year term 216990 the net amount received after a sale would be 82080.</p>
<p>In this case the person who bought and then sold the home after five years would have about 26465 more than someone who just rented and invested the 500 extra monthly payment down payment and the closing costs.</p>
<p>This is just an example and the figures presented here are just an estimate. A lot will depend on the trend of the housing market in your area interest rates on mortgages and the interests earned on investments. Check with the real estate and financial experts in your area and seek professional advice to make a wise decision.</p>
<p>So if you are not sure whether to buy or rent do not make the decision only by looking at how much you would pay per month as a homeowner or a tenant.
