Austin Condos Go Batty
Austin Condos Go Batty
When the city of Austin renovated the Congress Street Bridge in the 80s they unwittingly created the single most popular urban batcave in the country. The bridge is now home to over 1.5 million Mexican Free Tail bats at the peak of the season. The colony also ropes an additional 10 million dollars every year for Austin’s burgeoning tourist industry. Though the bats were once maligned after more than two decades environmental groups farmers tourists local business owners and even real estate developers are all showing an overwhelming interest in making their furry flying friends feel at home in Austin.
THE NIGHTLY FLIGHT
Every summer night hundreds of people witness one of the most spectacular wildlife displays in any major urban center. Rising like a black cloud of birds at sunset the colony of mother bats and their pups take off over Ladybird Lake Town Lake and into Texas hill country in search of food. This is great news for farmers as the bats consume about 15 tons of insects and crop pests in a single night. It’s also great news for the city and local businesses as the bat show continues to draw attention from tourists around the world. Popular boat tours and a city sponsored festival are other signs that Austin is eager to roll out the red carpet for the free tails. This year marked the third annual Austin BatFest a public celebration in early September that includes more than 150 artisans and vendors musical performances educational displays and of course bat watching. But if there ever was a sign that the welcome was official it could be coming from local condominium developers.
LUXURY FOR NATURE LOVERS
While tourists flock to the city the burgeoning condominium market in Austin is making room for the bats and the residents who love them. The latest wave of downtown development has got condo developments going up all around Ladybird Lake in the heart of the city some of them with perfect views of Austin’s most novel tourist attraction. And while a room with a view is nothing to be sneezed at what about a sixth floor terrace with resortsized pool firepits dining tables and a completely unobstructed view of the Congress Street Bridge? The Shore condos at the corner of Davis and Red River Streets will luxuriously offer just that. From the comfort of the terrace lucky residents can easily host poolside barbeque parties while their guests are entertained by Austin’s latest natural phenomenon.
The twotower project will include 192 luxury condominiums linked to a new upscale hotel. A perfect roost for the most urban environmentalists the development also meets the requirements of Austin’s Green Building Program. Developers have ensured that the condos meet program requirements for energy efficiency natural resource conservation recycling and environmentallyfriendly building materials.

Preparing For The Open House
Preparing For The Open House
There has been lots of attention to home selling strategies in the media recently but even with this plethora of information many sellers often make mistakes when preparing their home for viewing. The biggest mistake is not preparing! There are lots of little tips that can help ranging from virtually free to more expensive. But making a small effort prior to showing your home can mean a big payoff a sale.
Smell is essential! Ban smoking from your house the moment you decide to sell it. Track down any funky odors and get rid of them! Change pet litter use a carpet deodorizer and air out rooms the day before your showing. On the day of your showing you may choose to light scented candles or oils but be careful: many people are disturbed by synthetic fragrance. You should also be cautious with air fresheners. A better choice is boiling a pot of cinnamon sticks on the stove or baking a plate of chocolate chip cookies. Not only will the scent appeal to buyers it will really help your house feel like a home.
Heat is also important you want your home to give a warm impression both physically and mentally but dont over do it. Err on the other side of stuffy.
Remove clutter be ruthless! You want potential viewers to imagine themselves in your house. Free up space so that the home feels light and airy; put away most of your personal mementos and photos. Do leave photos of your property in the spring/summer if you are selling in the winter let people imagine the landscaping possibilities. Also fresh flowers are an inviting touch.
Speaking of lighting before you leave the house turn on all the lights and open the blinds no one wants to live in a cave. And be sure that you leave the house. While you might think you are doing a service by guiding potential buyers through your home most would prefer the space to explore and form their own opinions. Dont forget to take your pets with you.
Make sure your house is clean and in good repair. Potential buyers are often busy people and most want to be able to see themselves living in your home not fixing it up. You want to fix the little things: make sure your drawers and cupboards open smoothly facets dont drip etc. A fresh coat of paint can do wonders and may be worth it if you have the time. Choose neutral colors that will help rooms appear lighter.
Check your yard put away tools toys and other clutter. Cut the grass and trim any unruly bushes. How does your house look from the street? Small details like a brightly painted front door or flower pot can really help your house stand out.
Remember potential buyers may be touring several houses in a day. Its in your best interest to make your home stand out. By creating an immaculate inviting space that appeals to the buyers senses your home will feel like the place theyd like to stay.

When your lender is threatening to repossess your home because of missed payments mortgage arrears or a lack of communication then you are probably worried. If you and your lender can’t reach an agreement then your lender may seek to repossess your home.
Don’t worry; it’s not the end of the world. There are several points in the process where you can call a halt to the repossession action. However don’t wait too long. The closer you come to going to court the harder it will be to get the hearing stopped and you will have to try other ways of avoiding repossession. A fast home sale is one of your best options. When you get the cash from a fast house sale you will be able to repay your mortgage arrears. Another advantage of a quick property sale is that it will keep your credit rating intact improving your chances of qualifying for financial products and mortgage loans. With a fast cash house sale you will cut down on your stress and will be able to start again.
Should I Arrange A Fast Home Sale Through An Estate Agent?
The only guarantee with an estate agent is that there are no guarantees particularly not of a fast cash sale. An estate agent may bring good offers near your asking price but you just can’t tell what will happen after you accept the offer. No one can promise a fast home sale or even that the sale will complete. In a housing chain anything may happen and you may find yourself starting again if the sale does not complete. That wasted time could prevent you from stopping repossession proceedings. Can you afford to take the chance?
